Tenants are responsible for leaving the property in a reasonable condition for the cleaning staff. If cleaning exceeds 3 hours you will be charged a rate of $50/Hour for additional cleaning. You will receive a pre-vacancy checklist via email to ensure a speedy return of your security deposit.

HOUSE RULES are posted in each home.  Please read and observe the rules. Should tenant at any time violate any rules or fail to maintain a standard behavior consistent with the community, such as disorderly behavior, creating undue noise, nuisance of any kind, or engaging in illegal activities the guest shall be in default and owner or its management company reserves the right to demand immediate termination and eviction from property.

Occupancy and parking is limited and will be strictly enforced. If occupancy is exceeded you will be asked to vacate the property immediately with no refund.

Due to the unique and limited availability of our monthly home listings, we do not offer refunds on cancelled rental agreements. We do understand that sometimes, life throws a curve ball. In the event that you must cancel your agreement  due to exceptional circumstances, the following cancellation policy is in place. You will receive a detailed rental agreement and confirmation upon receipt of your deposit. If you wish to review a sample rental agreement prior to sending in your deposit, one can be emailed to you.

Lessee Cancellations:

(ALL CANCELLATIONS MUST BE MADE IN WRITING) Tenant Lease Cancellations may be made between the date a reservation deposit is received by Agent and a date determined to be 45 days before a scheduled Tenant occupancy. Such cancellations will incur a “re rent” fee. Cancellations made within 45 days of arrival are non refundable. Re rent fees are as follows:

A) Tenants acknowledge that they are fully and uncontestably responsible for all lease payments and fees as detailed herein unless the Premises is successfully re-rented for the original rental term.

B)As an accommodation to tenant, Agent shall endeavor to re-rent the Premises at the published rental rate for the term of this Lease.

C) If the Premises is successfully re-rented for the term at the published rental rate, the guest will be refunded all cleaning, pet and damage surety fee payments less a charge of 30% as a cancellation fee which will be retained by the Agent as reimbursement for re-rental costs.

SECURITY/DAMAGE FEE: All properties require a security deposit. Pet friendly homes may require an additional deposit and /or cleaning fee.

TRAVEL PROTECTION/TRIP CANCELLATION INSURANCE: We recommend using CSA, Inc. (800) 554-9839 http://www.vacationrentalinsurance.com/ for your trip cancellation insurance needs to protect your vacation investment against hurricane evacuations, injury, sickness, job loss, or death and other unforeseen covered circumstances, which could cause cancellation of confirmed reservation and forfeiture of payments.

WHAT TO BRING: Furnished homes  are stocked with standard items, including; pots, pans, silverware, dishes, toaster, and coffee maker. Please inquire ahead of time for particulars.

Linen and Towels: Linens and shower towels are provided. Beach towels are not provided. Shower towels are not permitted outside rental property.

Pillows, blankets, and bedspreads are supplied in all furnished rental properties and beds are made prior to check in.

With  monthly rentals, some household items may be available in small quantities. This includes soap, laundry detergent, trash bags, paper towels, and toilet paper. If you would like to have these items on hand for your arrival, our concierge can prepare them for you. Otherwise, please plan on bringing these items with you.

Most properties include a washer and dryer. If there is not a washer and dryer on site, you will be notified in the property description.

Grills may be available at individual properties. If a grill is not available at your property, but you wish to have a grill and property ordinances permit, you may rent one from MidcoastHome for $25 / week. Guests are responsible for their own grill fuel.

Due to the remote and often unique nature of MidcoastHome properties, cable or high speed internet may or may not be available at your property. Please inquire.

VCR or DVD Players may or may not be provided.

NO PETS/ANIMALS OF ANY KIND ALLOWED except with prior written consent on rental contract and added security deposit.

Smoking is strictly prohibited inside or outside the property.

YOU ARE RESPONSIBLE FOR YOUR CHOICE OF RENTAL PROPERTY: It is important to realize that each rental property is individually owned and furnished. We do our best to accurately represent the property and the photos you see on the website are of the exact rental property you choose to rent, but the furnishings/decor vary based on owners tastes and we will not be responsible if you do not like your reserved rental property upon arrival. MidcoastHome is not able to make changes to furnishings without written consent from property owner. If you want to move to a different rental property you must pay for the second unit. The rent from the first rental property cannot be transferred to a second rental property. The rent for the first rental property will only be returned if it is re-rented to another party.

PROPERTY DELIVERY: In the event the home is unavailable to guest as a result of fire, mandatory evacuation, eminent domain, lack of electricity, water, or sewer, guest hereby agrees that the property owner or MidcoastHome’s only liability is the full refund of all consideration previously tendered by guest.  Tenant expressly acknowledges that in no event shall property owner or MidcoastHome, Inc. be held liable for any consequential or secondary damages. Tenant shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction or early departure. Property Owner and MidcoastHome, Inc. further reserves the right to enter the premises for purposes of repair and maintenance and to show the property to prospective renters subject to reasonable notice except in the case of an emergency.

INDEMNIFY: Tenant agrees to release and indemnify property owner and/or MidcoastHome, Inc.  from and against liability for injury to the person or guest or to any member or guest of his/her household resulting from any cause whatsoever. Property owner or MidcoastHome, Inc. shall not be liable for any loss due to any accidental damage to the personal property of tenant. Tenant agrees to make no claim for any such loss or damage at any time.
