The application & property showings
Thank you for your interest in applying for and viewing MidcoastHome properties. Please call ahead to schedule an appointment to ensure that time is available to see properties that interest you. Same day appointments are not guaranteed. If a property is currently occupied, appointments must be scheduled at least 24 hours in advance.
How does the application process work?
Once I receive your completed application and processing fee, it typically takes 24 – 48 hours to process.
Is there a fee for application processing?
Married couples or partners -$35 (primary applicant / leaseholder)
Individuals / roommates $30 each applicant
Applicants must be at least 18 years of age. Children under the age of 18 can be listed as occupants.
What kind of information are you looking for on the application?
Four components are considered when I review an application – credit, residential verification and references, and employment verification, along with criminal background checks. I also do basic google searches and online investigations. It is my responsibility to the property owner to verify that you can pay your rent and that you will be a considerate occupant of your rental home. It is my responsibility to the applicant to ensure that the applied-for property is affordable, and a good fit for the number of occupants.
Credit: I run both a credit check and a background check on all applicants. I am looking at indicators like the number of accounts you have in good standing, collections, bankruptcy, and foreclosure, criminal history or judgements.
Residential Verification/References: When you fill out the application, please make sure that I have your current and previous landlords’ information. I ask your previous landlords very standard questions, such as: Did the tenant pay his/her rent on time? Would you re-rent to this tenant? Did the tenant receive all of his/her security deposit back? If not, why?
Pet references: If you are a pet owner, I also ask your current and previous landlord about your pet/s (questions such as pet behavior and damage). There is an additional deposit for pets, please inquire for details.
Employment Verification: I verify your employment as part of the application process. If you are relocating for work, please provide a letter from your new employer verifying your employment. If you are retired, additional documents or references may be requested.
You have submitted your application – what happens next?
Applications must be completed in full to be processed, and they will be processed in the order in which they are submitted for a property. Once the application is processed and qualifies, I contact the owner and give them your information (your name, your employment, and the terms of the lease). The property owner may or may not request a meeting for introduction. Property owners have final approval for applicants.
FAQs
1) I am interested in a property, but don’t want to go through the application process.
As a property owner agent, I need to be able to verify your ability to pay rent, and provide a history of your rental character. The application process is mandatory. Each adult interested in the property must fill out and submit an application. Applicants must be 18 years of age.
2) I’m only in town today and want to sign a lease today.
Selecting the right property for yourself and/or your family takes time. Because I have an application process, it simply is not possible to see properties and sign a lease in one day. If you know you are coming to the area and need a long term rental, you are welcome to submit an application prior to your arrival. Pre-approval can help the process move along smoothly.
3) I really like this property, but can’t move in for two more months.
Properties are leased on a first come, first served basis. Extenuating circumstances will be considered on a case by case basis.
4) I have a good job, excellent residential references, but my credit is bad. Can I still rent from MidcoastHome?
Applications are considered individually. Credit is just one factor. If the application does not look strong in the credit area, but other factors are solid, I might suggest that you find a guarantor (someone who can sign for you and guarantee your application and your rent). Another possibility is that you pay 1 year’s worth of rent up front.
5) How much is the security deposit?
Security Deposits are always equal to one month's rent.
7) I want to sign a lease today, but I don’t have all of the money. Can I pay my deposit over two months?
At lease signing, all funds are due. This will include security and pet deposits, first month's rent, and in some cases, last month's rent depending on the property.
8) I need to pay my rent on the 6th of each month.
Rent is always due on the first of each month. There is a three (3) day grace period. On the 4th of each month, late fees are added to the amount due. Not paying rent on time is a breech of your legally binding lease agreement, or month to month rental contract. Continued late or non payment can result in a termination of lease or rental agreement.
